A sample income summary

This is the whole document, section by section, with invented figures in place of real deposits. It is the same layout and the same sections a buyer receives, so you can read it end to end before you connect a bank.

This summary covers twelve consecutive months of deposit activity in the bank records you provided. Each deposit was classified against recurring-income patterns, and non-recurring peer-to-peer transfers were set aside. The appendix (§ I–III) documents which deposits were included, how source concentration was measured, and how the historical range was computed. Every figure is an observation of the period analyzed; none is a projection.

The p5–p95 range of the 12 months analyzed, so ninety percent of those months fell inside it. Month-to-month variation: 12.6% — the standard deviation of those 12 monthly totals divided by their mean. This describes the period analyzed; it is not a projection or forecast.

This income summary is prepared for you, for your own use. It is not a consumer report, credit report, or tenant screening report, and SoloSteady is not a consumer reporting agency. SoloSteady does not send it to anyone.

Where these figures come from

The numbers below are a fixed set of synthetic deposits for an invented account holder at an invented bank. They are rendered by the same generator that produces the delivered PDF, so the sections and the arithmetic match. They describe no real account and no real person.

How evenly these deposits arrived

Six observations about the shape of the 12 counted months, Sep 2025 – Aug 2026. Each one is arithmetic over the monthly totals in this summary, not an opinion about them.

Source: counted deposits in the accounts you connected, Sep 2025 – Aug 2026. “Average” is the total of those months divided by their count, the same figure the ledger foots to.

This describes months that already happened. It is not a projection of any month to come, and a month above or below the average is not a better or worse month.

Deposits set aside

Deposits the classifier set aside are itemized on the document rather than dropped silently, so a reader can see what was excluded and why. In this sample one group was set aside:

  • Venmo · 4 deposits · $600.00 total — non-recurring peer-to-peer transfers, excluded from the headline figure

Page III — methodology appendix

§ I · Source & extraction

Deposits were read from bank-sourced records covering Sep 2025 – Aug 2026. Each deposit was tagged by originating payer. Non-recurring P2P transfers (Venmo, Zelle, Cash App) were isolated and excluded from the headline income figure.

§ II · Volatility, rhythm & source diversification

Coefficient of variation was computed on the monthly totals — the standard deviation of the 12 monthly totals divided by their mean, expressed as a percentage (12.6%). It describes how much this period's months varied from each other, and nothing beyond it. Source diversification is measured by Herfindahl-Hirschman Index (DOJ Antitrust Division).

§ III · What this summary is — and isn't

This summary is an observational record of deposit activity in the bank records you provided. It is not a bank statement, credit report, audited financial statement under AICPA auditing standards, employment verification, or a government-issued document. It has not been reviewed by a CPA and is not tax advice. You are responsible for the accuracy of anything you submit to a lender.

Expense-factor arithmetic

Bank statement programs apply an expense factor to the deposit average before reading it. The same arithmetic, on the deposits counted in this summary:

Every figure below is computed from your own counted deposits. None of them is a borrowing amount, and none of them is a decision.
FigureAmount
Deposits counted$88,200
Monthly average$7,350
At a 50% expense factor$3,675
At a 100% expense factor$7,350

Factors read from published program pages at Angel Oak, Griffin Funding, Deephaven Mortgage, checked 2026-09-21. Rules version 2026-09-22. Which factor applies to an account is the reading party's decision, not SoloSteady's. See the notice below. Source: synthetic deposit records · period September 2025 – August 2026

Page IV · Deposits worth explaining

Deposits worth explaining

Deposits worth explaining

Two things published bank statement programs commonly ask a written explanation for, found in the months this summary counts. Each is a fact about your own deposit record. Writing the explanation now is easier than writing it later.

Large deposits

  • A deposit of $5,100 on Jun 11, 2026 from MERIDIAN BUILD GROUP INV 2291 is 0.7× your qualifying monthly income.
  • A deposit of $4,200 on Mar 4, 2026 from CEDAR LANE HOLDINGS is 0.6× your qualifying monthly income.

Published bank statement programs commonly ask for a written explanation of a single deposit above half your monthly figure. The convention comes from the Fannie Mae Selling Guide's definition of a large deposit (B3-4.2-02, read 2026-09-22), which governs conforming loans rather than bank statement loans — bank statement programs are not sold to Fannie Mae, and inherited the threshold rather than the rule.

Deposits from a payer that appears in more than one counted month are not listed here. The same Selling Guide section says a source printed on the statement, such as a recurring payroll deposit, is not typically asked about.

Overdraft or insufficient-funds fees

Your statements show an overdraft or insufficient-funds fee in Dec 2025 and May 2026.

Published bank statement programs commonly ask about months carrying these fees. This summary records the month and nothing else — not the amount, not how many, not the description.

Every deposit listed here is counted as income in the figures above. Nothing on this page changes a figure.

Source: deposits in the accounts you connected, Sep 2025 – Aug 2026. A platform is named when its own name appears in the deposit description. A deposit is counted under one platform only, and the platform totals plus all other payers equal the total above exactly.

This is a record of where deposits came from. It does not state your employment status, who you work for, or the terms of any arrangement — a deposit does not show that.
